Expand your search to include and consider homes with:
Days on Market – Homes are most competitive and likely to sell above list price when they first hit the market. The longer a home sits on the market – the more negotiating power you may have. Looking for help on closing costs? Look for homes with longer Days on the Market.
Current Price & History – Have they dropped the price? Has it been taken off the market and relisted? This data can indicate a seller is motivated to sell.
Private Remarks – Ask your agent if the Seller has any special request. Sometimes you’ll find important info that could drive a deal such as:
- A specific timeframe needed for a sale
- Seller motivation
- Possible issues that need attention
Don’t listen to the news or the noise. There ARE opportunities out there.
